Technical direction and inspection
Construction management is understood as the consulting service in which the professional or professionals are responsible for the execution of a work in terms of technical and/or construction aspects, depending on the type of project; additionally, they are responsible for guaranteeing strict adherence to good execution practices, plans, technical specifications and other documents that are an integral part of the contract.
The construction manager must follow the registered designs; but, they will have the power to make the corresponding changes, assuming full professional responsibility.
These changes must be authorized by the owner of the work, if they represent any variation to the terms of contracting the cost and term of the work.
Its activities consist of:
1. Prepare and control the schedule of the work and disbursements.
2. Prepare periodic reports on the progress of the work.
3. Carry out the act of reception of the work together with the owner and preparation of a final report if required.
4. Recommend to the owner the approval of extra works, when appropriate.
5. In the case of construction projects, in addition to the activities detailed above, the director of the work will be responsible for the following functions:
Analyze and resolve all the technical and constructive aspects that arise in the work, in the area of their competence.
Control the construction process of the work in all its technical aspects, at least once every seven calendar days.
Assume responsibility for the placement of the materials used and the process
constructive.
