Management


In works of architecture and engineering, this professional service will be provided by a member of the CFIA (professional or company) and includes the integration of internal and external efforts to carry out the planning, recruitment, dynamization and organization of resources, so that the project develops within the defined scope, time, cost and quality standards. Its general activities will consist of:

1. Act on behalf of the client to meet their objectives.
2. Develop a project plan attached to good practices to ensure compliance with the objectives.
3. Integrate and coordinate the interdisciplinary resources of those involved in the entire life cycle of the project.
4. Coordinate the roles and responsibilities of all those involved.
5. Establish the control model and apply the quality assurance systems that guarantee the adequate development of the processes.
6. Establish and manage how the project will be documented and manage the information generated throughout the execution of the project.
7. Prepare a project plan to follow up, control and, finally, close. The plan must include basic aspects of project management, such as programming and monitoring of the schedule, specific definition of the scope of the project, definition of costs and cash flow in established periods of time, and monitoring of quality control in the different stages of process.
8. Identify and manage risks throughout the project to control the delivery of products on time, within budget, with established quality requirements.
9. Coordinate relations between all participants in the project or work.
10. Propose corrective measures to adjust to the project plan (delays, defaults, cost overruns, low quality).
11. Monitor the contracts between the parties.
12. Apply the necessary instruments for better control of the progress of the work and documentation support.
13. Suggest or recommend improvement opportunities for the optimization of the project, when it deems it convenient. This service does not imply responsibility for the technical development of the work, which corresponds to the professionals responsible for the design, inspection and execution of the projects. You may not give orders of a technical nature to those responsible for the design, inspection and execution of the work.

As far as fees are concerned, what is stated in Transitory I of the Regulations for Contracting Consulting Services in Engineering and Architecture must be considered: "TRANSITORY I: Fee services for project management figures, responsibility of the execution of the construction (REC) and project coordinator, will be agreed by mutual agreement between the parties, until the respective tariff does not establish a certain rate.
